What does it do? The Appraiser’s WorkBench will automatically scan the results of your MLS output, internally assemble the transactions into each time frame required for the FNMA 1004MC form, and create an Excel worksheet that reports the results of that process. All the mathematical calculations are done for you; Total sales, Median values, Absorption rates and Sale to List Ratios. You can then copy the appropriate numbers to the 1004MC form, and review the results in order to select either “increasing”, “stable” or “declining” for each segment and add comments regarding the market conditions you believe these results are describing.
